Building Permit Requirements. Check with your local council prior to building and you will find that you will need a building permit for any roof larger than 10m2. An asset protection levy and bond are also required to be paid to council prior to commencement of building works. We will need your Certificate of Title and Plan of Subdivision for your property to get your project underway. Included in our submission for a building permit is an engineers certification. This certification certifies that the calculations, materials, and form of construction proposed conform to the structural requirements of the Building Code of Australia and Australian Standards. Our structures conform to AS/NZS Standards Structural Design Actions parts 0, 1 & 2, Steel Structures, Cold-formed Steel Structures, Concrete Structures, Wind Loads for Houses, and Design and Installation of Sheet Roofing and Wall Cladding. Included in our assessment we determine Terrain Category, Shielding Classification, and Topographic Effect. All designs require planning considering beam sizes to meet back spans, overhangs, column centre requirements and footing requirements to suit wind loading. Wind loading varies from N1 to N3. Working Drawings are required for a building Permit consisting of Site plan, Floor or Roof plan, Elevations and Connection Details. Planning Permits may be a Building Permit requirement as well as Building Dispensation.
